FAQs

Mission Hills Plumbing - FAQ

Why do older Mission Hills homes experience more plumbing problems?

Many homes in Mission Hills were built decades ago and still contain aging plumbing systems, including older galvanized piping, cast iron drains, and outdated fixtures.

Over time, these systems can develop:

  • corrosion
  • leaks
  • low water pressure
  • sewer issues
  • recurring drain clogs

Older homes often require more thorough plumbing evaluations because problems may exist behind walls or underground before symptoms become obvious.

Some of the most common plumbing issues we see in Mission Hills include:

  • aging water heaters
  • slab leaks
  • drain backups
  • sewer root intrusion
  • corroded water lines
  • leaking fixtures
  • failing cast iron drain pipes
  • inconsistent water pressure

Historic and older homes throughout the area often have plumbing systems that are reaching the end of their service life.

Recurring drain clogs are often a sign of a larger underlying issue rather than a simple blockage.

Common causes include:

  • grease buildup
  • deteriorating cast iron pipes
  • root intrusion
  • pipe offsets
  • aging sewer lines
  • improper drain slope

A professional drain camera inspection can help identify the exact cause of repeat drain problems.

Hidden leaks can sometimes go unnoticed for weeks or months.

Common warning signs include:

  • unexplained increases in water bills
  • damp drywall or flooring
  • mold or mildew odors
  • warm spots on floors
  • reduced water pressure
  • water staining
  • sounds of running water behind walls

Early leak detection helps prevent more serious structural damage and mold issues.

Low water pressure in older homes is often caused by:

  • aging galvanized pipes
  • pipe corrosion
  • hidden leaks
  • failing pressure regulators
  • mineral buildup
  • partially blocked water lines

Many older plumbing systems gradually restrict water flow over time as the inside of pipes deteriorates.

Some common signs that repiping may be worth considering include:

  • frequent leaks
  • rusty or discolored water
  • low water pressure
  • inconsistent water temperature
  • visible pipe corrosion
  • recurring plumbing repairs

Many older Mission Hills homes still contain outdated plumbing materials that may no longer perform reliably.

Cast iron drain systems naturally deteriorate over time. As the pipes age, they may develop:

  • internal corrosion
  • scaling buildup
  • cracks
  • channel rot
  • restricted flow
  • sewer backups

Many older San Diego homes are now experiencing sewer problems because original cast iron systems are reaching the end of their lifespan.

Yes. Mature trees throughout Mission Hills are a major cause of sewer line problems.

Tree roots naturally seek moisture and can enter sewer lines through small cracks or joints. Over time, roots can expand inside the pipe and create:

  • recurring backups
  • slow drains
  • pipe damage
  • sewer blockages

Sewer camera inspections are often used to confirm root intrusion.

A sewer camera inspection allows plumbers to see inside underground sewer lines without unnecessary digging.

This helps identify:

  • root intrusion
  • cracks
  • blockages
  • pipe corrosion
  • sewer bellies
  • collapsed sections

The inspection removes guesswork and helps homeowners understand exactly what is happening inside the plumbing system.

Strange water heater noises are commonly caused by sediment buildup inside the tank.

As sediment accumulates, it can reduce efficiency, create overheating, and shorten the lifespan of the water heater.

Older water heaters in San Diego often benefit from professional flushing or replacement evaluation.

Traditional tank water heaters often last around 8–12 years depending on:

  • water quality
  • maintenance history
  • usage levels
  • installation quality

Tankless systems may last longer when properly maintained.

Homes with hard water conditions may experience faster mineral buildup inside water heaters.

Tankless water heaters are popular in Mission Hills because they:

  • save space
  • improve energy efficiency
  • provide continuous hot water
  • work well in many older homes

However, proper sizing and installation are important to ensure the system can meet the home’s hot water demands.

HALO water systems are whole-home water filtration and conditioning systems designed to improve water quality throughout the house.

Depending on the system, they may help reduce:

  • chlorine
  • sediment
  • mineral buildup
  • scale accumulation
  • water contaminants

Many homeowners install whole-home filtration to protect plumbing fixtures, appliances, and water heaters.

Preventative maintenance helps identify small plumbing problems before they become major emergencies.

Routine inspections can help detect:

  • early leaks
  • water pressure issues
  • sewer line concerns
  • water heater deterioration
  • drain buildup

This can help homeowners avoid unexpected plumbing failures and costly repairs.

Older plumbing systems can deteriorate rapidly once leaks or failures begin developing.

Delaying repairs may lead to:

  • water damage
  • mold growth
  • structural issues
  • sewer backups
  • higher repair costs

Early diagnosis often allows for simpler and less invasive repairs.

Point Loma Electric, Plumbing, Heating & Air has served Mission Hills and the greater San Diego area since 1988.

Our team focuses on:

Yes. In addition to general plumbing repairs, Point Loma Electric, Plumbing, Heating & Air provides:

  • drain cleaning
  • sewer services
  • leak detection
  • repiping
  • water heater services
  • slab leak detection
  • whole-home water filtration

I am very pleased with this company because they have great people working for them. [My technician] was organized and all were at the house in 2 days. Paper booties were worn. The electricians knew what they were doing and produce excellent work. I had 3 new circuits put in along with updating box. All this was done in one day. This co also sends a pix of technician who is coming to your house. Every person had lovely manners, and cleaned up, even vacuumed under stove when it was moved. A fine experience and I’d use them again.

I had a water leak at my house and its cause was extremely difficult to find. Our tech spent a long time carefully analyzing and testing all possible options until he found the cause of the leak, like really a true detective, that nobody else before him was able to find. He demonstrated not only that he is a truly top professional but the he also is kind, patient and understanding. He explained all the issues very well and was also mindful of my time and convenience. He works very fast, efficiently and reliably and is extremely nice human being.

Point Loma Electric and Plumbing did electrical work in our house once and we liked the service the first time so we called them again. The technicians have been nothing but friendly and professional both times. They walked us through every step of the process. They showed up on time and completed the work in a timely manner. If we had any concerns they made sure the address them, if anything was needed, they handled it. We will definitely use Point Loma Electric and Plumbing again. Johnny who oversaw the work is the best!! Thank you

Always great to work with them - years 2011 for new electrical panel, and 2025 for some minor upgrades. Erich and Leo corrected 3 problems with old wiring we were having. Very great team and very much appreciate their work.

My a/c has not been working for some time. I called Point Loma Electrical and they sent Nicholas Mullins to stop by and check it out. What a great guy. He was very respectful, honest, evaluated the situation and made recommendations that I felt were straight forward. This company is top notch and I would recommend them to any of my friends and family. This is now my go to ac repair company.

We had Point Loma Elec rewire our entire 62 year-old house's electric. They worked efficiently and were thorough letting us know what was discovered and done each day. Timely, neat, and responsive and affordable with great financing. Highly recommend.

This is a great team. I had to replace some fluorescent lights in the kitchen. I couldn't do it myself because the ballasts had to be replaced and that's above my skill level. Anthony and Matt came today and put in new led lights (with a 10 year warranty- fluorescent lights are ancient tech). Anthony and Matt were very professional and efficient. I would recommend them highly!
