Ductless Mini Split Installation Done Right

Installing a ductless system requires more than mounting equipment on a wall. Proper installation involves precise system sizing, placement, and airflow considerations that directly affect performance.

As a whole-system performance contractor, we look at how each indoor unit works within your home’s layout. This includes placement, load requirements, and airflow to ensure each area is properly conditioned.

We are Diamond-Level Dealers for Mitsubishi Electric and American Standard. This reflects our advanced factory training, installation standards, and technical certification. Our installations always follow manufacturer guidelines, so you can rest assured your system will perform as designed.

We also ensure every installation meets California’s strict requirements. This includes permits, airflow verification, and inspection approval when applicable.

FAQs

Mini Split FAQ – San Diego Homeowners

What is a mini split system?

A mini split system is a ductless heating and cooling system that uses an outdoor unit connected to one or more indoor air handlers.

Unlike traditional central HVAC systems, mini splits do not rely on ductwork to move air throughout the home. Each indoor unit independently heats or cools a specific area or “zone.”

Mini splits are popular in San Diego because they are energy efficient, quiet, and flexible for older homes and room additions.

For many homeowners, absolutely.
Mini splits are especially beneficial in San Diego homes because they:

  • provide both heating and cooling
  • work well in mild climates
  • offer zoned temperature control
  • avoid ductwork energy losses
  • operate very efficiently
  • work well in older homes

They are particularly popular for:

  • historic homes
  • home offices
  • additions
  • upstairs rooms
  • converted garages
  • ADUs
  • homes without existing ductwork

Yes. Multi-zone mini split systems can heat and cool an entire home when properly designed.

The key is proper system sizing and indoor unit placement. A professionally designed system should account for:

  • home layout
  • insulation
  • sun exposure
  • room size
  • airflow
  • occupancy patterns

At Point Loma Electric, Plumbing, Heating & Air, we evaluate the entire home rather than simply installing equipment without system planning.

Yes. Mini splits are often one of the best HVAC solutions for older San Diego homes because they require minimal structural modification.

Many older homes in areas like:

  • Mission Hills
  • North Park
  • South Park
  • Kensington
  • Point Loma

were not originally designed for central HVAC systems and may lack attic space or usable duct pathways.

Mini splits can provide modern comfort without major reconstruction.

Homeowners increasingly choose mini splits because they:

  • reduce energy usage
  • allow room-by-room temperature control
  • operate quietly
  • avoid duct leakage
  • improve comfort
  • work well for additions and remodels
  • provide both heating and cooling

They are also highly efficient compared to many older HVAC systems.

No. Mini split systems are completely ductless.

This eliminates many of the airflow and energy loss problems associated with aging duct systems. In many homes, duct leakage can significantly reduce HVAC efficiency.

Because mini splits deliver air directly into each room, they avoid those duct-related losses entirely.

Typically, no. Modern mini split systems are known for excellent energy efficiency.

Because they:

  • use inverter technology
  • condition individual zones
  • avoid duct losses
  • modulate output automatically

many homeowners see lower energy usage compared to older HVAC systems.

Actual operating cost depends on:

  • insulation
  • home size
  • usage habits
  • system sizing
  • local utility rates

Improper sizing is one of the biggest mistakes in HVAC installation.

An oversized or undersized mini split system may cause:

  • uneven temperatures
  • humidity issues
  • short cycling
  • poor efficiency
  • reduced equipment lifespan

Proper load calculations and system design are critical for long-term comfort and reliability.

Indoor unit placement directly affects:

  • airflow
  • comfort
  • efficiency
  • appearance
  • temperature consistency

Placement decisions should consider:

  • room layout
  • furniture
  • ceiling height
  • sun exposure
  • airflow patterns
  • usage of the space

Poor placement can reduce performance even with high-end equipment.

Yes. Most modern mini splits are heat pump systems that provide both air conditioning and heating from the same equipment.

This makes them ideal for San Diego’s climate where homeowners need cooling during warm weather and heating during cooler evenings and winter mornings.

Yes. Modern cold-climate mini splits can operate effectively in very low outdoor temperatures.

While San Diego rarely experiences extreme cold, today’s mini split systems are designed to provide reliable heating performance even during colder winter conditions.

Usually, yes. Mini splits are known for very quiet operation because:

  • the compressor is located outside
  • inverter technology reduces cycling noise
  • indoor units operate at lower airflow speeds

Many homeowners notice significantly quieter operation compared to older central HVAC systems.

Common causes include:

  • dirty filters
  • refrigerant issues
  • airflow restrictions
  • electrical problems
  • sensor malfunctions
  • improper installation
  • clogged coils

Mini splits rely on multiple components working together correctly, so professional diagnostics are important for identifying the root cause.

Musty odors are often caused by:

  • moisture buildup
  • dirty coils
  • clogged condensate drains
  • microbial growth inside the indoor unit

Routine maintenance and professional cleaning help prevent odor and airflow problems.

Mini split systems should generally be professionally serviced once per year.

Routine maintenance helps:

  • maintain efficiency
  • improve airflow
  • reduce breakdown risk
  • clean coils and drains
  • extend equipment lifespan

Homes with pets, coastal exposure, or heavy usage may benefit from more frequent maintenance.

Mini split maintenance may include:

  • filter cleaning
  • coil cleaning
  • condensate drain inspection
  • refrigerant evaluation
  • airflow testing
  • electrical inspection
  • system performance checks

Regular maintenance helps keep the system operating efficiently and reliably.

Yes. Most professionally installed mini split systems require permits and must comply with California energy and building regulations.

Depending on the project, this may include:

  • electrical permitting
  • airflow verification
  • inspection approval
  • Title 24 compliance requirements

Proper permitting helps ensure safe and code-compliant installation.

Permits, inspections, and compliance requirements add time and cost to HVAC projects. Some contractors skip permits to offer lower prices or faster installations.

However, unpermitted installations may create:

  • code violations
  • warranty concerns
  • resale issues
  • safety problems
  • inspection complications

Point Loma Electric, Plumbing, Heating & Air focuses on fully compliant installations designed for long-term performance.

Point Loma Electric, Plumbing, Heating & Air is a Diamond-Level Dealer for:

  • Mitsubishi Electric
  • American Standard

This reflects advanced factory training, technical certification, and professional installation standards.

Yes. Mini splits are one of the most popular HVAC solutions for:

  • garages
  • workshops
  • ADUs
  • guest houses
  • converted spaces
  • detached offices

They provide independent heating and cooling without requiring ductwork extensions from the main house.

Mini split installation pricing depends on far more than just the equipment itself. Every home has unique installation requirements that affect labor, system design, electrical needs, and overall performance.

An in-home evaluation allows the technician to assess:

  • home layout
  • room sizes
  • insulation levels
  • electrical capacity
  • placement options
  • line set routing
  • drainage requirements
  • accessibility
  • number of indoor units needed
  • overall heating and cooling goals

Without seeing the home in person, pricing is often just a rough guess.

At Point Loma Electric, Plumbing, Heating & Air, we design systems based on actual performance needs—not generic square footage estimates.

Every mini split installation is different. Two homes with similar square footage may require completely different system designs.

Phone estimates often cannot account for:

  • electrical upgrades
  • historic home challenges
  • wall construction
  • attic limitations
  • condenser placement
  • line hide requirements
  • zoning needs
  • permit requirements
  • airflow considerations

Providing pricing without evaluating the property can lead to inaccurate expectations, underperforming systems, or surprise costs later.

A professional site visit helps ensure the system is properly designed from the beginning.

Mini split pricing can vary dramatically depending on:

  • equipment quality
  • installation standards
  • permit compliance
  • electrical work included
  • line set quality
  • warranty coverage
  • airflow design
  • system sizing accuracy

Some contractors quote very low prices by:

  • skipping permits
  • avoiding load calculations
  • using undersized systems
  • minimizing installation labor
  • ignoring electrical upgrades
  • avoiding code compliance

Unfortunately, improperly installed mini splits often experience:

  • poor performance
  • drainage problems
  • noise issues
  • shortened lifespan
  • comfort complaints

Online pricing tools can only provide broad estimates because they cannot evaluate the actual conditions inside the home.

Important factors that affect installation cost include:

  • number of zones
  • electrical infrastructure
  • accessibility
  • wall construction
  • routing complexity
  • permit requirements
  • equipment location
  • condensate drainage
  • system sizing

Accurate pricing requires a professional evaluation of the property and the homeowner’s comfort goals.

The equipment itself is only part of the system. Proper installation and design have a major impact on:

  • efficiency
  • comfort
  • noise levels
  • reliability
  • energy usage
  • equipment lifespan

Even premium mini split systems can perform poorly if they are improperly sized or installed incorrectly.

That is why professional site evaluation and system planning matter so much.

I am very pleased with this company because they have great people working for them. [My technician] was organized and all were at the house in 2 days. Paper booties were worn. The electricians knew what they were doing and produce excellent work. I had 3 new circuits put in along with updating box. All this was done in one day. This co also sends a pix of technician who is coming to your house. Every person had lovely manners, and cleaned up, even vacuumed under stove when it was moved. A fine experience and I’d use them again.

I had a water leak at my house and its cause was extremely difficult to find. Our tech spent a long time carefully analyzing and testing all possible options until he found the cause of the leak, like really a true detective, that nobody else before him was able to find. He demonstrated not only that he is a truly top professional but the he also is kind, patient and understanding. He explained all the issues very well and was also mindful of my time and convenience. He works very fast, efficiently and reliably and is extremely nice human being.

Point Loma Electric and Plumbing did electrical work in our house once and we liked the service the first time so we called them again. The technicians have been nothing but friendly and professional both times. They walked us through every step of the process. They showed up on time and completed the work in a timely manner. If we had any concerns they made sure the address them, if anything was needed, they handled it. We will definitely use Point Loma Electric and Plumbing again. Johnny who oversaw the work is the best!! Thank you

My a/c has not been working for some time. I called Point Loma Electrical and they sent Nicholas Mullins to stop by and check it out. What a great guy. He was very respectful, honest, evaluated the situation and made recommendations that I felt were straight forward. This is a great team. I had to replace some fluorescent lights in the kitchen. I couldn't do it myself because the ballasts had to be replaced and that's above my skill level. Anthony and Matt came today and put in new led lights (with a 10 year warranty- fluorescent lights are ancient tech). Anthony and Matt were very professional and efficient. I would recommend them highly!
